๐ What you'll get
ExampleHere's the kind of thing you'll have at the end:
What landed
- You showed three nearby sales from the last six months. Clear and calm.
- You explained what the fee pays for: photos, viewings, weekly updates.
What sounded defensive
- 'The other agent doesn't know this area.' It sounds like an attack.
- You dropped your fee before I asked twice.
Say this instead
- 'Pricing at MYR 620,000 gets more viewings in the first two weeks. If offers come in strong, we review together.'
- 'Here's what you get for my fee, week by week.'

๐ธ What will this really cost me?
Prices checked 22 Oct 2026- ๐งช To try it once

- ๐ To keep it running
- Free for occasional practice. ChatGPT Plus is USDย 20 (MYRย 82) a month; Claude Pro is USDย 20 (MYRย 82) a month (USDย 17 / MYRย 69 paid yearly) for more use and longer voice chats.
- โ ๏ธ Watch out for

โน๏ธ How we work this out
Prices come from each provider's own pricing page (checked 21 Oct 2026; amounts exclude tax; USD 1 = MYR 4.08, Bank Negara Malaysia 19 Oct 2026). Small upgrade = up to MYR 250 a month more than you pay now. Big upgrade = more than MYR 250 a month more. Check pricing = the provider doesn't publish a price we could confirm. Each guide's needs come from its own "What will this really cost me?" box. Your ticks stay in this browser only (no account, nothing sent to us).โก One-click install

๐งฐ Before you start
- ChatGPT or Claude (the free plan is enough)
- Your price check for the home: recent comparable sales
- Your fee and what you offer for it
๐ช Step by step
- 1โ
Open a new chat
Open ChatGPT or Claude (buttons below) and start a new chat so old chats don't mix in.
- 2โ
Fill in the practice prompt
Copy the 'Doubtful seller' prompt below. Fill in the price the seller hopes for, your own price range, and the lower fee the other agent offered.
- 3โ
Answer one question at a time
Reply as you would at the kitchen table. The AI asks one tough question, waits for your answer and pushes back like a real seller.
- 4โ
Try it out loud
Use the app's voice mode if you can. Saying answers out loud is closer to the real meeting than typing them.
- 5โ
Read the scorecard
After six exchanges it stops and tells you what landed, what sounded defensive and what to say instead. Copy the best lines into your notes.
- 6โ
Run it again with a twist
Change one thing (a seller in a hurry, a seller who's been let down before) and practise again until the answers feel natural.
- 7โ
Optional: draft the timeline email
Use the 'Seller timeline email' prompt to draft the email that explains next steps after the seller signs.
โ Extra step: hidden in ๐ฃ Beginner mode

Act as a sceptical home seller interviewing me to sell your home at [address or type of home, area]. You've already talked to two other agents. One offered a lower fee of [other agent's fee]. You think the home is worth [seller's price], but my price check says [my range], based on [2-3 recent comparable sales]. Push back hard but realistically, about my fee, my price, how I'll market it and why you should pick me. Ask one question at a time and wait for my answer. After six exchanges, stop and score my answers: what landed, what sounded defensive, and exactly what I should say instead. Be honest, not polite.
My seller signed the listing agreement on [date]. Key dates: [photos, first viewings, open house, review of offers, any others]. Write a friendly email to [seller's first name] that lists each date in order, explains in one sentence what happens at each step and what (if anything) they need to do, and ends with my contact details. Format the dates so they're easy to read on a phone. Don't promise a sale price or a sale date.
โ ๏ธ Tips & common mistakes
- Use first names only and leave out the seller's private details: you don't need them to practise.
- Never quote the AI's numbers to a real seller. Your price check comes from real sales you've checked.
- Don't run down the other agents in your answers; talk about what you offer.
- Fee rules and what agents may say about them differ by country, so check your local rules.
