🧰 Before you start

🪜 Steps (tick as you go)

  1. ☐
    1. Decide which leads you want

Pick the types (expired, cancelled, for-sale-by-owner), the areas and price range. Write them down in two lines: that's your brief.

  2. ☐
    2. Make a Claude Project

In Claude, create a Project (a saved workspace that remembers files and instructions) called Weekly Call List and paste in your brief.

  3. ☐
    3. Download the listings

Export expired and cancelled listings for the last 7 days from your portal or MLS as a spreadsheet. For owner-sold homes, save the public listing pages or copy their details.

  4. ☐
    4. Let Claude build the sheet

Upload the files and paste the 'Weekly call list' prompt. Claude removes duplicates and builds one table with address, price, days listed, status and the contact details the owner published.

  5. ☐
    5. Check do-not-call before dialling

Check every number against your country's do-not-call register and your privacy rules. Only use contact details the owner made public or that come from a data service you're licensed to use.

  6. ☐
    6. Prepare what to say

Use the 'Call opener' prompt so each agent has a short, honest reason to call based on that home's history (how long it was listed, any price cuts).

  7. ☐
    7. Track results

Add columns for 'called', 'outcome' and 'next step'. Each Monday, ask Claude which lead types turned into appointments.

  8. ☐
    8. Optional: make it a weekly routineOptional extra

Save the prompt in the Project's instructions so next week you only upload the new exports and say 'run this week's list'.

💬 Prompts to copy

💬 Weekly call list
You build my weekly property call list. My brief: [lead types], in [areas], priced [range].
From the attached files:
1. Keep only listings that are expired, cancelled or for sale by owner, from the last 7 days.
2. Remove duplicates (same address, even if spelt differently).
3. Make one table: address, area, last price, days on market, number of price cuts, status, owner contact as published, source, and empty columns for 'do-not-call checked', 'called', 'outcome', 'next step'.
4. Sort with the most promising first (longest on market with price cuts, then owner-sold).
Only use details that are in the files. If a contact detail is missing, write 'not listed'. Never guess or look up private phone numbers.
💬 Call opener
For each of the top 10 homes in this week's list, write a 2-sentence, honest opening line for a phone call from an agent at [agency name]. Mention one real fact from the listing (for example days on market or a price change), say why I'm calling, and ask one open question. No pressure, no claims about buyers I don't have. British English.
