- Free: Claude's free plan can tidy one week's export into a call list.
- ๐ To keep it running
- Claude Pro: USDย 20 a month, or USDย 17 a month paid yearly. Max (from USDย 100 a month) is only for very heavy daily use. The listing exports come from tools you already pay for.
- โ ๏ธ Watch out for
- Services that look up owners' phone numbers charge separately and may break privacy rules: check the provider's pricing page and your local law first. Large exports use more of your Claude limit, so upload one week at a time.

โน๏ธ How we work this out
Prices come from each provider's own pricing page (checked 21 Oct 2026; amounts exclude tax). Small upgrade = up to MYR 250 a month more than you pay now. Big upgrade = more than MYR 250 a month more. Check pricing = the provider doesn't publish a price we could confirm. The badges are worked out in MYR at USD 1 = MYR 4.08 (Bank Negara Malaysia, 19 Oct 2026). Each guide's needs come from its own "What will this really cost me?" box. Your ticks stay in this browser only (no account, nothing sent to us).โฑ๏ธ Try it in 10 minutes

๐งฐ Before you start
- Claude Pro (the free plan can try one week's list)
- Access to the listings you already use: your portal or MLS export, and public for-sale-by-owner listing sites
- Google Sheets or Excel
- Your local do-not-call and privacy rules (check them before anyone dials)
๐ช Step by step
- 1โ
Decide which leads you want
Pick the types (expired, cancelled, for-sale-by-owner), the areas and price range. Write them down in two lines: that's your brief.
- 2โ
Make a Claude Project
In Claude, create a Project (a saved workspace that remembers files and instructions) called Weekly Call List and paste in your brief.
- 3โ
Download the listings
Export expired and cancelled listings for the last 7 days from your portal or MLS as a spreadsheet. For owner-sold homes, save the public listing pages or copy their details.
- 4โ
Let Claude build the sheet
Upload the files and paste the 'Weekly call list' prompt. Claude removes duplicates and builds one table with address, price, days listed, status and the contact details the owner published.
- 5โ
Check do-not-call before dialling
Check every number against your country's do-not-call register and your privacy rules. Only use contact details the owner made public or that come from a data service you're licensed to use.
- 6โ
Prepare what to say
Use the 'Call opener' prompt so each agent has a short, honest reason to call based on that home's history (how long it was listed, any price cuts).
- 7โ
Track results
Add columns for 'called', 'outcome' and 'next step'. Each Monday, ask Claude which lead types turned into appointments.
- 8โ
Optional: make it a weekly routine
Save the prompt in the Project's instructions so next week you only upload the new exports and say 'run this week's list'.

You build my weekly property call list. My brief: [lead types], in [areas], priced [range]. From the attached files: 1. Keep only listings that are expired, cancelled or for sale by owner, from the last 7 days. 2. Remove duplicates (same address, even if spelt differently). 3. Make one table: address, area, last price, days on market, number of price cuts, status, owner contact as published, source, and empty columns for 'do-not-call checked', 'called', 'outcome', 'next step'. 4. Sort with the most promising first (longest on market with price cuts, then owner-sold). Only use details that are in the files. If a contact detail is missing, write 'not listed'. Never guess or look up private phone numbers.
For each of the top 10 homes in this week's list, write a 2-sentence, honest opening line for a phone call from an agent at [agency name]. Mention one real fact from the listing (for example days on market or a price change), say why I'm calling, and ask one open question. No pressure, no claims about buyers I don't have. British English.โ ๏ธ Tips & common mistakes
- Do-not-call and privacy rules differ by country and state, so check yours before anyone dials, and keep a record of opt-outs.
- Never buy or scrape private phone numbers. Use only what owners published or a data service you're properly licensed to use.
- 'Opportunities' aren't sales: track appointments and listings won to see if the list really pays off.
- Newer agents can rehearse these calls with Claude playing the owner before they pick up the phone.
