๐ What you'll get
ExampleHere's the kind of thing you'll have at the end:
| Line | A: MYR 780,000 in 1 month | B: MYR 810,000 in 3 months |
|---|---|---|
| Loan to pay off | 412,000 | 412,000 |
| Agency fee (as agreed) | 17,160 | 17,820 |
| Legal and other fees | 6,200 | 6,350 |
| Holding costs | 3,100 | 9,300 |
| Seller keeps (estimate) | 341,540 | 364,530 |
Difference: B leaves about MYR 22,990 more, but only if it really sells in 3 months.

- โ ๏ธ Watch out for
- Nothing extra to pay. The real risk is an out-of-date tax or fee rate, so recheck your figures every few months.

โน๏ธ How we work this out
Prices come from each provider's own pricing page (checked 21 Oct 2026; amounts exclude tax; USD 1 = MYR 4.08, Bank Negara Malaysia 19 Oct 2026). Small upgrade = up to MYR 250 a month more than you pay now. Big upgrade = more than MYR 250 a month more. Check pricing = the provider doesn't publish a price we could confirm. Each guide's needs come from its own "What will this really cost me?" box. Your ticks stay in this browser only (no account, nothing sent to us).โก One-click install

๐งฐ Before you start
- A Claude account (the free plan is enough to build it)
- Your local selling costs: agency fee as agreed, legal fees, stamp duty or transfer taxes, any loan early-repayment fee
- One past sale you know the real figures for, to check the maths
๐ช Step by step
- 1โ
List your local costs
Write down every cost a seller pays in your area, with how it's worked out (a fixed fee, or a percentage of the price). Include monthly holding costs: loan payment, maintenance fees, insurance, utilities.
- 2โ
Open a new Claude chat
Go to claude.ai or open the app. Paste the 'Build the calculator' prompt below with your cost list filled in.
- 3โ
Let Claude build it
Claude makes a small interactive page (it calls this an artifact) right in the chat. Type in some numbers and watch the two columns change.
- 4โ
Check it against a real sale
Enter the figures from a sale you've already completed. If the answer doesn't match the final statement, tell Claude what's wrong in plain words and it will fix the formula.
- 5โ
Save it where you can open it
Use the download or publish option on the artifact to get a link or file, and bookmark it on your laptop or tablet.
- 6โ
Use it at the appointment
Fill it in with the seller. Try a few prices and timings together so they can see the trade-off for themselves.
- 7โ
Optional: add a printable summary
Use the 'Seller summary' prompt to get a one-page version you can print or email after the meeting.

Build me a one-page seller net sheet calculator as an interactive web page (HTML and JavaScript, no sign-up, works offline). Inputs: sale price, outstanding loan balance, agency fee [as agreed: fixed amount or %], legal fees [amount], [stamp duty / transfer tax: how it is worked out], loan early-repayment fee [% or amount], other selling costs, and monthly holding costs (loan payment, maintenance fees, insurance, utilities). Show two scenarios side by side: Scenario A (price A, sold in [1] month) and Scenario B (price B, sold in [3] months). For each, show every cost line, total holding costs for the months waited, and estimated money to the seller. Highlight the difference between A and B. Use [currency] for all amounts. Add this footer: 'Estimate only. Final figures come from the completion statement.'
Using the numbers now in the calculator, write a plain-English one-page summary for [seller name] about [property address]: the two options, what they'd take home in each, and the main reason the figures differ. Keep it neutral: don't recommend a price and don't promise how fast it will sell. End with 'Estimate only; your lawyer's completion statement is final.'
โ ๏ธ Tips & common mistakes
- It's an estimate tool, not advice. The final figures always come from the lawyer's or settlement statement.
- Enter your agency fee as agreed in the listing agreement; don't show a 'standard' rate.
- Taxes and fees on a sale differ by country and state, so check your local rules and update the calculator when they change.
- Never promise a sale time. The months in each scenario are 'what if' figures.
