โน๏ธ How we work this out
Prices come from each provider's own pricing page (checked 21 Oct 2026; amounts exclude tax). Small upgrade = up to MYR 250 a month more than you pay now. Big upgrade = more than MYR 250 a month more. Check pricing = the provider doesn't publish a price we could confirm. The badges are worked out in MYR at USD 1 = MYR 4.08 (Bank Negara Malaysia, 19 Oct 2026). Each guide's needs come from its own "What will this really cost me?" box. Your ticks stay in this browser only (no account, nothing sent to us).โฑ๏ธ Try it in 10 minutes
๐งช Dry run ยท nothing to connectWhat you'll see: A room inventory section with condition words, precise damage notes and a 'check in person' list, from a described sample.
๐งช Dry run. The real thing needs your apps connected, so this tries only the AI's part on a sample you paste in. Nothing is connected, sent or booked.
Copy the prompt, paste it into one of the free AI apps below and press send. The sample is made up, so swap in your own details if you like.
Pretend you've been sent 4 photos of a rental's living room at move-in. Here's what they show: Photo 1: white walls, a scuff about 5 cm near the light switch. Photo 2: grey laminate floor with light scratches near the balcony door. Photo 3: grey fabric 3-seater sofa, left arm faded; glass coffee table. Photo 4: sliding balcony door, ceiling light (photo too dark to see). Write the inventory section for this room: each item with a short description and a condition word (good / fair / poor) and why, any marks described precisely, and a 'check in person' list for anything unclear. Describe only what's given.

โก๏ธ Like it? The full setup adds: With your own photos (or an AI inventory app) the same report is built as you walk round, with pictures attached and sent to your property system. Go to the steps โ
๐งฐ Before you start
- A rental you manage (or your own home to practise on)
- A phone with a good camera and a charged battery
- For the full setup: a demo and trial with an AI inventory supplier such as Wooma
- Your property management or CRM system details, if you want reports to go straight in
๐ช Step by step
- 1โ
Try the idea for free first
Take 3-4 photos of one room and use the 'Room from photos' prompt below in ChatGPT, Claude or Gemini. You'll see the kind of list an AI can write from pictures.
- 2โ
Book a demo
Ask an AI inventory supplier (Wooma is the one in this story) for a demo and free trial. Ask how its AI handles each room, what the report looks like and whether it connects to your system.
- 3โ
Agree your report layout
Decide what every report must include: rooms in order, meter readings, keys, smoke alarms, cleanliness, and a condition word for each item (good, fair, poor).
- 4โ
Do one property both ways
On your first trial property, do your usual inventory and the AI one. Compare detail, accuracy and time taken.
- 5โ
Take good photos
Shoot each wall from the doorway, then close-ups of any marks, damage or wear, in daylight with the lights on. Clear, straight photos give better AI notes.
- 6โ
Check before you sign
Read the AI's notes room by room and fix anything it got wrong. You, not the app, are responsible for the report.
- 7โ
Send it for agreement
Send the report to the tenant and ask them to confirm or comment within a set number of days. Keep their reply with the report.

Tap Copy prompt, paste it into your AI (Grok, ChatGPT, Claude or Gemini), then replace the [yellow bits] with your own details.
These photos show the [room name] of a rental home at move-in. Write an inventory section for this room:
1. A list of every item and fitting you can see (walls, floor, ceiling, doors, windows, lights, sockets, furniture, appliances).
2. For each: a short description and a condition word (good / fair / poor) with the reason.
3. Any marks, damage or wear, described precisely (what, where, roughly how big).
4. Anything you can't see clearly, listed as 'check in person'.
Describe only what is visible. Don't guess brand names or measurements. Here is the move-in inventory for [room] and photos of the same room at move-out. Compare them item by item: unchanged, fair wear and tear, or new damage. For new damage, describe it precisely and point to the photo. Don't suggest costs or deductions; list facts only.โ ๏ธ Tips & common mistakes
- The AI writes the notes; a person checks and signs the report.
- Fair wear and tear isn't damage. Describe condition plainly and leave deductions to the rules where you are.
- Don't include tenants' belongings or faces in photos.
- Ask suppliers about contract length before signing: Wooma's paid plans need 12 months.
